Yeah, downsizing bedrooms and floors were the primary things we were looking for. The closing date is July 17.

Do people usually move in on the closing day? It's been so long since I bought a house, I don't remember what we did! 😁

It has been my experience, that one never really knows the exact time that everything will be done...closed. I usually like to get the keys and then make plans. #1 Call the locksmith for new keys...then check for any repairs or changes one might wish to happen. Of course, my boxes are already to go...:D

I moved into my house on closing day. Well, I dragged a bed and some clothes over to the new house. I put my old house up for sale, and it sold way faster than I expected. I was staying at a friend's house while my current house was being built.

Up here, (canada) all that is covered by your selling and buying agents, before the deal is actually done. You are buying and you discuss with the seller (thru your agents) on a signing date and an occupancy date. They can be the same day but not necessarily. Occupancy is also usually at noon. this gives the seller some last hours to clear out and the buyer some time to actually get over there with the movers - and/or workers that may be doing anything you need before moving in.
"Closing Day" to me is when you all sign the final papers and you hand over the cheque.
But a day or so before 'Closing Day' there should be a walk thru to be sure nothing has changed or any repairs guaranteed by the seller have been done. Anything you are purchasing with should still be there (LOL - in your case the lovely stove!).

ps, might be wise to make sure the vent above the stove works well. Where does it go? Just thru a filter or to an outside exit? Doesn't really matter where but you should know so as to be able to handle any problems that may come up in the future.
 
In the US, you can move in before closing, but your insurance will not cover anything that might happen. The seller's insurance covers the actual house, but your furniture and belongings will not be covered by any insurance.

In a condo, the actual structure is usually covered in your HOA fees, and you cover the contents through your own insurance company. The same closing requirements probably apply.

oh yea, thanks casey, forgot to remind - be sure your insurance covers you from the moment the deal has gone thru and the place is in your name, whether or not you have moved in.
 
Thanks for the tips. We were present when the home inspector did his thing - there are only a few minor repairs needed and we can take care of some of them (tightening a hinge, adding some caulk in the kitchen, etc.).

Now that I think about it, I think the owners already have plans in place for moving to Florida right after closing. I'm meeting with a moving company recommended by a friend who recently moved next week, so I was just thinking about when we should plan on them moving all our stuff.

Just don't want to overload with advice that w/could possibly be useless to you.
Arrange your movers with dates as soon as possible. But be sure you have legal rights to occupancy on that date.
Last minute arrangements and changes with movers have a tendency to be rather expensive.

I hope you find movers like the ones who moved my parents a few years ago. Wow, they were great. They wrapped every piece of furniture in pads and plastic wrap. When they were done, they unwrapped everything, and there was not a single scratch. I was taking some excess furniture to my house in a U-Haul truck, and asked them if they would help me move it to the truck. They wrapped that, too (with some old bedspreads I had with me, plus their plastic wrap).

I didn't want to be indelicate...for me, that time when the home is empty is my time to do a few "upgrades". I may paint, I may change carpets and we will change out the toilets. When the house is empty it is so much easier. I'll have things on order, in advance and insurance in place...insurance happens before the actual close (bank funds are sent). At that time, I can see what's behind and under all the "other" guys stuff. But, maybe that's just me?

Good thoughts. I like the paint colors as they are, except for the red wall in the living room. The primary color of the rug in our living room is jade green, so I want to paint it that color, but the rest is fine.

It would probably be a good idea to do the move the week after the closing. Thanks.
 
GG, your new condo is absolutely beautiful! I love the kitchen, view, and space! Plus it seems like you have a lot of natural light! What a find!

Your new walk-in closet is bigger than my kitchen, you know! :giggle:
